Welcome, Austin Renters

The temps are rising, the music never stops, and if you're navigating leases, move-ins, or noisy neighbors this issue’s packed with renter-friendly advice, smarter savings, and insider Austin intel.

With summer fully here, the rental scene is cooling down—and so are rents.

Big new apartment projects and remote-work trends have flipped the script: vacancy rates have nearly tripled since 2021, and 2-bed rents have dropped by around 17%, now averaging $1,431 (from a peak of $1,726.

Meanwhile, the cost‑of‑living index is about 29% above the national average.

Bottom line: you’ve got great negotiating power right now—and plenty of options if you're open to exploring.

This Week: Breaking a Lease Without Breaking the Bank

Carlos was mid-way through a 12-month lease in East Austin when his job took him to San Antonio. Rather than panicking, he:

✅ Reviewed his lease for early termination clause

✅ Offered to find a qualified subletter (with landlord approval)

✅ Covered one month’s rent to meet obligations

💡 Result: No ding on credit, a peaceful exit, and landlord happy enough to offer a future reference.

Smart Tip: If you’re unsure, contact the Austin Tenants Council first. Some landlords offer “lease break packages” — just ask.
